- MAIN COURSE — Submitting the Offer
- Preparing the contract
- Determine a price you will pay. I will provide
comparables and advice. This will include the
preparation of a Purchaser's Estimated Cost of
Settlement sheet.
- Discuss the need for home inspections and home
warranties
- Discuss anything major that would impact the
contract
- Review the contract in necessary detail to your
comfort level
- Finalize financing (if necessary), establish
settlement date
- Acquire earnest money deposit and required
signatures
- Give you a copy of everything you have
signed
- Negotiating the final document
- I will quickly present your contract and any
counteroffers.
- I will oversee the process to make sure all
required documentation and signatures are present
on all offers / counteroffers.
- Upon acceptance of all parties I will arrange
for deposit of earnest money into an escrow
account.
- DESSERT — The Final Walkthrough
- When to schedule
- After the home inspection is completed if
ordered
- The day before closing if possible to allow time
for any problems to be resolved

- Settlement Company will be in contact with
amount due (by certified funds) at settlement, along
with any additional information they might require
for the legal closing
- The Settlement Company, your lender, and I will
work in tandem with you to make sure everything is
in order
- Ask questions — resolving issues
beforehand will make for a smooth closing
- Attending the Settlement
- All buyers must be present unless pre-arrangement
for power of attorney has been made.
- I will be there with you to see the process
through.
- Presentation of Settlement by the attorney
